Purpose of This Website:

- Show you how to research past and present home sale prices so you don't overpay. (alternative is to rent a town home / condo, if you have good enough credit to buy then you have good enough credit to rent a very nice town home/condo)

They were accused 12 years ago - COULD it happen again?  That is for you to decide but really - is this your only alternative for a place to live?  Please remember, I didn't write the article, I only link you to it.

- Are you a parent with young children or teenagers?  VERY important, Elkridge Crossing Development is attached the Elkrige Elementary School and Elkridge Landing Middle School property and the schools are OVER CAPACITY!  Yes, the county is working on building new schools but until those schools are built, do you want your child in a large class sizes and in a building that is designed for far fewer students?  Don't believe me? - call them, Elementary School is 410-313-5006 and the Middle School is 410-313-5040.  You have to ask yourself why a builder and developer continues to build family type housing when they know the nearby schools are overburdened already.  What is more important to the companies -- a quality place for you to live (to include school size) or corporate profits?  Well, they continue to build so that is answer. 

- To allow you to review the HOA bylaws and rules from your living room before you buy.  Did you know the HOA can tell you how long your garage door can be open as an example.
(9.2.14. Garages. No garage doors shall be permitted to remain open except for a temporary purpose, and the Community Board may adopt rules for the regulation of the opening of garage doors, including the assessment of charges to Owners who violate such rules. Any charges so assessed shall be Enforcement Assessments.)

As you look through the website, the reason for this information season is exactly that --- information.  All free and all directly related to the current and potential homeowners in the Elkridge Crossing Community.


** A note to the people that visit this website, and there are a lot of you.  I know that 90% of the people in the world are good people.  Those 90% work hard for their money.  They want value for their hard earned money.  When someone can explain why it costs over $100 for a set of HOA documents (the HOA is non-profit right?) and they don't have near that cost to produce the documents/CD - I will stop with them.  I know how an HOA works ...   

The single most expensive purchase anybody generally makes in their life is their home.  Don't you want to know something about the company you are paying for the next 30 years of your life?    If you don't care enough to investigate the developer, the builder and the HOA then this holds true --- a fool is soon parted from their money.   People say I am just holding this website ransom for an unreasonable amount of money, I answer with this - you are just sore because I got here before you.

Oh yes, one more thing ---The price for the website goes up in September 2011 (now I want $19,604 and I will DONATE 25% of the net profits to the Elkridge Food Pantry.

Elkridge Crossing used to be a Movie Theatre.  It was purchased and is (or was) being developed by Brantly Development.  The homes are being built by Ryan Homes.  The Developer and the Home Builder are TWO different groups.  The developer generally covers the infrastructure of the area (sewer, water, utilities, roads, etc ...) and the home builder builds the homes and sells them to you.  Developers and home builders need to work very close to make it all work.  You as the homebuyer are trusting the infrastructure is developed correctly by the developer and that the home builder is building homes that are a good value for your money. 

The purpose of this website is to provide a way for you to look at public records concerning the developer, home builder and commercial space marketer to see what they have done historically in this area.  Do they have complaints and if so - what kind?  This website gives you the tools to look them up.  I am not telling you one way or the other but do you really think I created this website for nothing?

(Although the most recent lists a different development they worked on, it is still a judgment against them. Yes, there is more then one case listing Brantly as a Defendent)
